Roof repair in Los Angeles

A roof repair fixes damage in one area so the rest of the roof can keep doing its job. It makes sense when the roof is otherwise sound and the problem is local: a few shingles lost to wind, a slipped tile, flashing that has pulled away from a wall. We repair the roofing and, where water has already reached it, the wood underneath as well.

When a repair is the right call

A good repair does more than cover the damaged spot. Roofing is installed in overlapping courses, so replacing one piece means lifting the pieces around it, checking the layer beneath and putting everything back so water still runs over each lap and not under it. Done that way, a repair lasts as long as the roof around it.

We also tell you when a repair is not worth the money. If the surrounding roofing is brittle or the underlayment has failed across the slope, a patch will only move the leak somewhere else. In that case we explain what we saw, show you photos and price the larger job, and the decision is yours.

  • Spot repair

Damage in one area of a roof that has years of life left. The least work and cost.

  • Section replacement

One slope has failed while the rest is sound. That slope is replaced down to the deck.

  • Full replacement

Wear across the whole roof, or leaks that keep coming back.

Problems we repair

  • Shingles that are missing, lifted or torn after wind
  • Cracked, broken or slipped roof tiles
  • Flashing that is rusted, loose or cracked around chimneys, walls and skylights
  • Dried-out sealant and cracked boots around vent pipes
  • Damaged ridge caps and exposed nail heads
  • Soft or rotted fascia boards and eaves

How the job runs

The same steps on every job, from the first look at the roof to the final inspection.

  1. Find the damage

We inspect the roof surface and, where we can, the attic below it, so the repair covers the whole problem and not only the part you can see.

  2. Explain your options

You get a written scope and price. If the roof is too worn for a repair to hold, we say so and explain why.

  3. Open up the area

We remove the damaged roofing and check the underlayment and wood beneath it.

  4. Fix what is under it

Wet or rotted decking and fascia are cut out and replaced before any new roofing goes on.

  5. Rebuild and seal

New underlayment, flashing and roofing are tied into the existing roof, matched as closely as the material allows.

  6. Check and clean up

We check the repair, clear the debris and show you photos of the finished work.

Repair or replace?

A repair is not always the cheaper choice over time. This is how we weigh it with you.

Spot repairDamage in one area of a roof with years of life leftThe least work and cost. New material may not match weathered roofing exactly.

What sets the price

  • How large the damaged area is
  • The roofing material and how hard it is to match
  • Pitch, height and how easy the area is to reach
  • Whether flashing has to be rebuilt
  • Deck, fascia or framing repairs under the roofing

Permits and inspections

Small repairs often do not need a permit, while larger ones can. The threshold is set by your building department, so we check it for your address before we start and pull the permit when one is required.

Questions homeowners ask

Can you match my existing roof?

We match the type, profile and color as closely as we can. Roofing weathers in the sun, so new material next to old may look slightly different at first.

How do I know if I need a repair or a new roof?

It comes down to how much life the rest of the roof has left. If the damage is local and the surrounding roofing is sound, a repair is the sensible choice. If the roof is worn across its surface, repairs stop holding and replacement costs less over time.

Do you repair tile roofs?

Yes. We replace broken tiles, reset slipped ones and repair the underlayment and flashing beneath them.

Is the damaged wood included?

Yes. Rotted decking, fascia and framing under the repair are replaced by the same crew, and the price for that work is set out in the written scope.
